How Realtors Make Their Podcast Their #1 Marketing Tool

The real estate industry is crowded and noisy. Your face might be on bus stops and benches, but that doesn’t mean people know what makes you different.

That’s where podcasting comes in.

In this episode of Just One Tip from Your Podcast Performance Coach, I share how realtors can turn a podcast into their ultimate visibility and authority tool. Yep, a real estate marketing asset that actually attracts clients. But, you have to get it right. You can’t just turn on the mic and start blabbing.

Here are the three tips (plus a bonus) that’ll help you stand out and stay booked.

1. Stay Local, Stay Known

Local is where it’s at. You are not trying to sell houses anywhere, you’re trying to sell houses in your community. And those house buyers and sellers? They only care about one thing — your current market. This is a mistake so many realtors make when podcasting. They focus on their real estate smarts instead of serving the needs of the house buyers and sellers. Let me be clear about this. Your podcast is not for other realtors. It’s for the people in your community who are looking to buy or sell.

So, make your show hyper-local. Feature neighborhood profiles. Talk about local school ratings, the best coffee spots, and how long it really takes to get to the beach. Whether you specialize in West Crackanut or Mill Bay, make that area the star of your show.

And stay focused on the type of client you want. First-time buyers? Luxury listings? Downsizers? Shape your content around what you want to be known for.

2. Promote the Podcast (Everywhere)

Don’t just have a podcast, promote it like it’s your hottest listing.

Add it to your flyers, signs, car wrap, and website. If you’ve got a branded water bottle, your podcast should be on it. Make it easy for people to discover the show and start building that connection with you before they ever pick up the phone. Having your face on their grocery list might keep you top of mind, but having the podcast on that list will remind them to listen (and get to know, like, and trust you).

3. Make It Evergreen AND Current with Dynamic Content

You can keep your podcast episodes timeless and still feature your latest listings, market stats, and client success stories.

How? Dynamic content.

Add a short, swappable segment to your show that highlights what’s hot right now. It doesn’t have to be an ad. It could be a clip about a dream home you just sold, the most recent market numbers (and what they mean), insight on this week’s mortgage rates, or zoning changes. You can update it regularly so all of your episodes stay fresh.

Pay attention here. This IS the tip that will make your show incredibly valuable, and most podcasting realtors aren’t doing this!

Bonus Tip: Your CTA Needs Context

Your podcast is a marketing tool, so use it to guide your listeners to action. But don’t just say, “Call me.”

Give them context:

  1. What you do (“I help downsizers transition to their next chapter…”)
  2. Why they should reach out (“…because finding a new home is about more than square footage, it’s about fit.”)
  3. How to get in touch (“Head to my site and book a free home evaluation.”)

Every CTA should have a What, Why, and How.
